Three things, and what each one actually means
You pay us nothing
The developer pays our commission, not you. You pay Sobha’s list price plus the DLD and registration fees every buyer pays — nothing on top.
Golden Visa: the application, prepared with you
From AED 2.5 million we prepare the application with you and pay its fees. The decision belongs to the ICP, not to us — anyone promising you the visa itself is selling you something.
A private viewing, not a queue
A booked slot at the sales gallery, one named broker from first viewing to handover, and the new release list before it is advertised.
Sobha’s own availability report, 23 August 2026. Stock moves daily — we confirm what is actually free before you commit to anything.

Different buildings, different stages, different payment plans. Tell us which one you are looking at and we send that building’s current list, not a community average.
Payment plan, handover, service charge: the eight things we check
We searched sobha hartland price list from Dubai on 13 September and found four advertisers quoting four different starting prices. A number on an advert is not a fact about your unit. These eight are what we establish before anyone signs.
- The escrow accountThat the project has one, that it is the right one, and that your money goes into it.
- The Oqood registrationRegistered in your name at the DLD, not held by anyone else on your behalf.
- The service chargeThe current figure per square foot, so the running cost is not a surprise later.
- The payment scheduleEvery instalment and its trigger, in writing, before you sign anything.
- The unit itselfFloor, orientation, the exact size on the drawing, and what is actually outside the window.
- The price against the buildingWhat the same line sold for last month, so you know whether the quote is the market or the salesman.
- The handoverThe quarter in the contract, and the developer’s record on hitting it.
- The resale termsWhat percentage you must have paid before you can sell, and what the transfer costs.

Sobha Hartland: the five questions we answer most
Sobha Hartland is the established community inside Mohammed Bin Rashid City. Sobha Hartland 2 is the newer phase beside it. Creek Vistas, Waves, The Crest, Hartland Greens and the Hartland villas sit in the first; Riverside Crescent 310 to 360, Skyvue, Skyscape and Sobha Hartland II Estates sit in the second. They are different buildings at different stages with different payment plans.
Creek Vistas, Creek Vistas Reserve, Creek Vistas Grande and Creek Vistas Heights are apartment addresses inside Sobha Hartland, in Mohammed Bin Rashid City, Dubai. They are separate towers, not one building. Tell us which of them you are looking at and we send that tower's current list rather than a community average.
Mohammed Bin Rashid City is a designated freehold area, so a buyer of any nationality can own the property outright rather than on a lease. We check the freehold designation and the title position on the specific unit before anyone signs, because the designation applies to the area and the paperwork applies to the unit.
No. On a new-build purchase the developer pays the brokerage commission, so what you pay is the price on the developer's own list plus the Dubai Land Department and registration fees that every buyer pays regardless of who they buy through. You are not paying us on top of the developer.
A property purchase at AED 2 million or more is the route most investors use, but the decision belongs to the Federal Authority for Identity and Citizenship, not to us or to the developer. What we do is prepare the application with you and pay its fees on any purchase from AED 2.5 million. Nobody can promise you the visa itself, and you should be careful with anyone who does.
