- 40% after handover — 3.3% a quarter for three years, the last instalment in July 2031. Apart from KORE's, every other Imtiaz plan we hold finishes the day you get the keys: 50/50 at Sea Cliff, 60/40 at Cove Edition 2, Wynwood Horizon and The Symphony, 60/40 or 70/30 at Cove Boulevard.
- AED 1,655 a foot, furnished. The quoted one-bedroom is 714 sqft in total at AED 1,181,803. Cove Edition 2, the furnished Imtiaz home we can hand over soonest, is AED 1,812 a foot.
- The building's own argument is the library: three floors of shelves around a spiral stair, glass reading rooms and a chess lounge. What it costs you: handover is 2028, not this year, and we hold one quoted unit rather than a list — ask before you settle on a floor.
We confirm the unit and the floor against Imtiaz's live list, the service charge for the building, and that the post-handover schedule written into your SPA is the one you were quoted. The 20% on booking is 20% plus the 4% DLD fee and the admin fee — we put the full first payment in writing before you pay anything.

No. On a new build the developer pays the brokerage commission, so what you pay is the price on Imtiaz's own list plus the Dubai Land Department fees. Our fee comes from Imtiaz, not from you.
